What happens to the rate on an All In One?

It moves: a published index plus a margin, adjustable monthly, up or down. But the rate is only half the bill. Interest is rate times balance times time, and this loan pushes the balance down every day.

It moves. The All In One® is a variable-rate loan: a published index plus a margin, adjustable monthly, up or down. But rate is half the bill. Interest is rate times balance times time, and this loan spends every day pushing the balance down.

How the rate is set, and what a move does

The index is the 30-Day Average SOFR, published daily by the New York Fed. The margin, the ceiling and the caps are on the loan’s own disclosure; the ceiling typically sits several points above the start rate.

A move shows up fast, because the required payment is that month’s interest and nothing more. Say the loan is $400,000 at 6.5%, all figures illustrative. One point higher adds roughly $4,000 a year, about $333 a month on the floor.

Why the balance is the other half

Every dollar in your account is a dollar the bank can’t charge you interest on. Say $50,000 sits there on an average day. At 7.5% that keeps about $3,750 a year off the bill, so on a $400,000 loan every $50,000 that sits covers roughly one point, before counting the paydown; two points needs about $100,000 sitting to stay level with the fixed. And the balance keeps shrinking, because what the paycheck leaves behind stays on it. The stress-test film shows it moving.

Where the answer flips

Two places. A thin average balance: if the account runs near zero between paychecks, nothing offsets the rise, and a rate move is just a rate move on a loan that cost more to close. Who it’s not for is that household. And a budget that a point and a half would strain. Weigh it against the ceiling, not the start rate; if the payment at the ceiling is not a number a household can live with, the certainty of a fixed rate is worth more than the offset, and the plain fixed is the better loan.

Bring your balance and what usually sits in checking, and I’ll run it at the start rate and two points higher, beside the fixed. Thirty minutes, no credit pull, no application, and when the fixed wins, that is the answer I give.
