Who the All In One is not for.
The whole answer comes down to one number: what your accounts average across a month. If that number is small, the structure costs you more than it saves — and a plain fixed mortgage wins.

Can the seller pay my closing costs?
Yes, up to a cap: 6 percent of the price on FHA, 3 percent on a conventional loan with less than 10 percent down, all of them on VA. Never the down payment. When cash to close is the tight number, ask for a credit, not a price cut.

What an FHA appraisal can actually make you fix.
Far less than people think. The handbook limits required repairs to safety, security, soundness, marketability and occupant health — and then names the cosmetic items that are explicitly not required.

What happens to the rate on an All In One?
It moves: a published index plus a margin, adjustable monthly, up or down. But the rate is only half the bill. Interest is rate times balance times time, and this loan pushes the balance down every day.

Why did my payment go up when my rate is fixed?
It's the escrow line. Taxes or insurance rose, and the annual analysis adds last year's catch-up on top of the higher deposit. The catch-up has an end date.

Do I have to change how I spend?
No. Same paycheck, same bills, same card. The only change is where the money sits between paydays: on the loan balance instead of in checking, and still spendable.

Why extra principal and an All In One deposit save the same interest.
Both put your money against the balance and both save the same interest. The difference is what happens to that dollar afterward — one is a one-way door, the other isn't.

Do I still have a monthly payment?
Yes, but not as a separate check. The required minimum is that month's interest, paid from the account your paycheck lands in, and whatever is left after the bills is the paydown.

Can my parents give me the down payment?
Yes. On a home you'll live in, family can gift all of it. The lender has to watch it leave their account and land in yours, with a signed letter.

Is the All In One just a HELOC?
No — a HELOC sits behind the mortgage you already have. The All In One replaces it. Same revolving access, different position in line.

When refinancing actually pencils out.
The break-even rule everyone repeats is right but incomplete. Here's the math that actually decides whether a refinance pays off.

The hidden cost of waiting for rates to drop.
Most buyers wait for the perfect rate and pay for it twice — in price appreciation and in lost time. Here's the math.

Why your rate isn't really the rate.
The number you see advertised isn't the number you'll pay. Here's how lender pricing actually works — and how to read between the lines.

What actually happens during underwriting.
The mysterious black box between application and clear-to-close, in plain language. What underwriters look at, what slows them down, and what you can do to speed it up.
